Rooted in the charm of Lowcountry living, ELM has designed Carnes Crossroads in Goose Creek, South Carolina, to embrace the region’s natural beauty and community-driven lifestyle. ELM incorporated into the heart of this master planned neighborhood, an 11-acre working farm and Farm Store, providing fresh, locally grown produce and hands-on farming experiences, fostering a deep connection to the land.

The Lake House, envisioned by ELM, serves as the community’s social and wellness hub, offering a state-of-the-art Wellness Center, flexible event spaces, and sweeping views of Lake Hewitt. Inspired by the active outdoor lifestyle of the Lowcountry, ELM integrated pickleball, tennis, and basketball courts, a playground, and miles of scenic trails. The resort-style pool—featuring a three-story slide tower, sun shelves, and geysers—captures the relaxed, coastal-inspired spirit of the region.
